Recently I had to sell my house myself. I started the process of selling my house, knowing nothing. I must admit I was full of emotions and feelings. I had read selling a house is one of the most stressful things in your life. I was not only stressed, but I was:

So what does planning to sell a house involve?

A big part of this step is research, learning, asking questions, and writing it all down. This is when you decide:

- Who you are selling too (professional couple or family with a dog)
- How much you want to spend even.
AND the list goes on but remember I am just introducing you to the ideas right now.
Step 2: Prepare you and your house for sale.
As I said, this is not just normal declutter and clean stuff. Of course, that is super important, and you can read a great piece on those traditional details here.
When I talk about preparing for sale, I need you to do to prepare mentally. Selling your house can be tough. People walking through your home and criticizing the layout or paint that you painstakingly and lovingly chose. It can be brutal. Be prepared for that.
Secondly, prepare yourself to be patient. There is no easier prey than a homeowner that is clearly anxious to sell. This is when those weekends in Vegas can pay off. Poker Face time!
Step 3: Price your house to sell (sell fast or sell for the highest price?)
Most pro’s set the list price early on in the process. You call an agent, and they, very confidently, mind you, state they can get 10, 20, or $30,000 more than the other guy.
WARNING!!!! Beware the Agent that tells you they can sell it for way more than what seems possible. When it comes to Real Estate to good to be true is right, about 99.99% of the time. This agent is trying to tie you into a contract. Once bound, in a few weeks when your house sits stagnant, with minimal buyer interest and zero offers, they (the agent) will insist the price be reduced to a more realistic number.
By this time, you have missed out on your best buyers. Studies show time and again the first 7 days your house is on the market are the “show me the money” days.
Step 4: Performance of the Home Sale.
