Well, I get it. They were trying to solve my problem. However, it felt like they were forced. I have never considered delaying my foreclosure, gladly I can share this option to you. Talk to your bank for a loan extension or modification. There are banks that are restricted from dual tracking, just like banks in Colorado that passed a Homeowner Bill of Rights that prevents dual tracking of foreclosures.
Dual tracking is the process when the bank continues with foreclosure while an application for loss mitigation is pending. If you are lucky enough for your loan modification to be approved, then the foreclosure will be permanently stopped. Moreover, there are certain requirements you have to submit for the application to get protection from the foreclosure. But, you have to keep up with the modified payments.
Before, when you are still paying the mortgage payments without any problems, the bank is not interested in short sales. But, if they believe that their security is in jeopardy when you are not able to pay the mortgage. Then, they are willing to discuss short sales. But, there is no guarantee if they will grant your short sale extension.
For you to have an approved short sale extension, you have to present a guaranteed closing date. But, mostly the bank will choose the closing date. Sign an addendum with signatures of all parties, and provide proof of funds. However, if the closing date is not met, the homeowner may lose the house together.
At the end of the day, with these options, you have to earn more and spend less to keep up with the loan extension or look for a buyer in a short period of time. It is a hassle for me. But, if you are still not considering selling your house in Denver, then take a leap with the last, but not the least option– ask assistance from the Government.
