I have been in and around real estate as a writer and investor for over a decade. During that time people have grown to trust me and understand that I don’t sensationalize the facts. 

Because of this I have found people are willing to share with me information they might not otherwise.

What is a Cash Home Buyer?

A cash home buyer is a person or company who will buy your house without using a bank loan, mortgage or financing. Also a legitimate cash home buyer will actually be the person who buys your property. It will be there signature on the closing documents

This is quite different from a wholesaler. A wholesaler will sign a contract to buy your house (AKA purchase agreement). They will then sell that contract to a third party for more money. This is not illegal, however when working with a wholesaler you don’t get to decide who is buying your house!

Secret 1: Cash Buyers Use Inspection to Lower Price

So the “we buy houses” company has promised to buy as-is. They have sent you a contract with a fair price and you have agreed. 

Now just a “quick” walk-through to make sure the house is good, right?

WRONG!

Unsuspecting homeowners can be dragged through the mud if they are not careful. Our whistleblower stated:

  1. During inspection fabricate, a long list of items needing repair.

Secret 3: Hidden Costs in Addendums

Always read the purchase agreement thoroughly and politely trust NO-ONE!

I have in-fact had personal experience of this when I was selling a house. 

The investor on the other side of the deal, buying my house, had promised many times, that there would be no fees or commissions for me to pay if I sold to them. 

I was sent a contract which I thoroughly read and signed. All was well.

2 days later the buyer asked that we resign a contract for some harmless-sounding reason. I agreed to do this to help them out. 

On receiving the new contract I once again reviewed it thoroughly. I thought this pointless as the change had been highlighted. However, to my absolute DISGUST the buyer had added an addendum stating I would have to pay a 5% commission to them for making the sale happen!!!

I wanted to believe this was a mistake however after consulting a trusted advisor, it became clear this was an attempt to deceive me. 

Obviously, I did not sign the contract. I countered back with an increase of $50,000 to the sales price. Basically, I was telling them they could go jump in the lake.

FINAL THOUGHT: There are Good Cash Home Buyers and...

There are dishonest and untrustworthy ones too!

It must be said that in any industry “bad seeds” can be found and unfortunately real estate is not an exception. 

When someone is in financial difficulty or needs to sell their house in a hurry certain people will try and take advantage of them.
