Today I want to show you how to sell your house for cash and get a good price.

We’re going to cover a lot of content today.
First, an introduction to cash home buyers.

What to expect from them?
AND How to get a fair price from them?
Finally, I want to discuss comps.

A cash buyer refers to a guy, gal, maybe a large corporation that simply buys houses without using a normal bank loan.

Yes, there are legitimate investors out there looking to buy your house for cash and treat you right.
But like any industry, there are good and bad eggs, and you need to know how to determine who’s who.
Good cash buyers will have a simple process that makes sense. They will answer your questions honestly. They’ll have nothing to hide and be willing to share past experiences.
In my experience, the bad eggs will use a lot of spin and jargon to confuse you. Pressure you to make a choice really quickly. They’ll use ways to nickel and dime you. AND finally, show you comps that push down the value of your house.

Let’s assume you’re working with a great company. I like to divide expectations into two phases.
A discovery phase and a delivery phase.
During discovery, you should expect questions about your house like the roof’s age, the condition of the interior. You also get to tell the buyer about renovations you’ve recently done. 
In the second phase, they should be able to tell you what your house is worth, and this dollar value should be backed up with homes that recently sold nearby or comps.

To get a fair price, you negotiate until you feel good about the offer. It’s that simple. Keep asking for more until it makes sense to you. AND remember you can always walk away.

Because knowing how much your house is worth is key, I want to introduce you to running comps. How you run comps is you must find houses like yours nearby that sold recently. The closer to yours in the distance and condition, the better. When you have three or more houses to compare yours to work out the average sold price, and this gives you a fair idea of what your house is worth. Makes sense?
